Common first-time questions
How much do I need for a down payment?
It depends on the purchase price. Under 20% down is possible on an owner-occupied home, but mortgage default insurance gets added to your mortgage. We work out the best balance for your budget.
Does a pre-approval hurt my credit?
A single credit check for a mortgage has a minimal, short-term effect. Multiple unnecessary checks are what to avoid, which is part of why working with one broker helps.
What does this cost me?
On most residential mortgages, the lender pays the broker. You get the advice and the shopping at no direct cost. If a file ever involves a fee, you'll know upfront and in writing.
How long does the whole process take?
A pre-approval can often be done in a day or two. Once you have an accepted offer, a straightforward file is typically finalized within a week.
